It has 9 individually decorated bedrooms, five have sweeping sea views towards the Island and Newquay harbour. All bedrooms come with private en-suite bathrooms, sound-proofed walls, and luxury bedding. Inside, there’s a smart dining room and bar area, with outdoor terrace, where guests can relax with a drink while watching the ocean. This is a luxurious base for family gatherings next to the ocean.

Lazy Waves is a charming Edwardian building in the heart of town, offering a mix of elegant indoor spaces and inviting outdoor areas. It is a high spec, modern and comfortable home from home- somewhere to celebrate a special occasion... or just relax and unwind listening to the ocean waves from the balcony!
Lazy Waves has a front terrace seating area overlooking the sea, with French doors opening out from the dining room/bar. Beyond the dining room, more French doors lead into the lounge and rear terrace with hot tub, gazebo, and outdoor lighting. There is a cinema room on the fourth floor with large sofa, comfy beanbags and blackout blinds. This room also doubles as a cosy reading room, housing a wide range of games and books.
**Bedrooms**
Note - there are no ground-floor bedrooms. On the first floor, Room 1 is accessed directly from main front door, up one flight of stairs. Rooms 2, 3, and 4 are just a short distance along the corridor up three steps. Rooms 3 and 4 open onto a balcony, with Room 4 offering a wider front-facing view, with table and chairs overlooking the beach. Room 1 has a door to a small roof garden, with two loungers to relax on; due to safety regulations, only 6 adults can be accommodated on this roof garden and was intended as a quiet space.
There is a first floor mezzanine to the rear elevation housing bedroom 5, a quiet room with a double, four poster bed. The second floor houses Rooms 6 (King), 7, and 8 (both superking or twin). Rooms 7 and 8 have half French doors overlooking the beach, with glass Juliette balconies.
On the third floor there is a double bedroom (9) with Jack & Jill clever en-suite serving the cinema/ games room too.
**Surrounding Area**
Only 15 metres from the beach steps, Lazy Waves is just a 2-minute stroll from Newquay town centre and 5 minutes from both the railway and bus stations. It’s the ideal base for exploring Cornwall: Truro, St Austell and Bodmin are all within a 25-minute drive, and there are around a dozen beaches within 10 miles – all reachable on foot.
We welcome up to two well-behaved dogs, but they must be kept downstairs and not on furniture. There are around 30 free parking spaces directly outside the property; these are public spaces and can’t be reserved, but you’re welcome to pull up outside to drop off your luggage. We can also provide up to two free passes for Manor Road car park, which is just a 3-minute walk from Lazy Waves. The passes allow you to come and go as you please throughout your stay at no extra charge.
