Positive: I booked a Monday and Tuesday night, as I was in the area and wanted to do some sightseeing. Full access instructions were provided the day before without any prompting. I parked outside for a few minutes to unload my stuff, but I parked 3 to 4 minutes walk away for the next two days in a council car park on King Street/Chaplin Street which is about £7 per day. I paid through the app in full in advance as it didn’t seem worth moving the car back to the street overnight. Keys are in the coded lockbox at the front door. The property has been recently refurbished/converted to a high standard and was spotlessly clean, though a previous guest had left some flip-flops behind the door. The design is modern and comfortable. I was allocated studio one which is the ground floor front room. The ensuite bathroom was great, though the light switch is on the far side of the door, not the closest side, which seemed a little odd. The double bed was very comfortable, you can feel the owners have invested in a high-quality duvet and pillows. I slept well both nights. There’s plenty of room under the bed for some small bags, you probably wouldn’t get a suitcase under here. The wardrobe had a rail at the top, and 2-3 deep shelves with a drawer at the bottom. The desk on the right next to the wardrobe was OK for working on, and had a refreshments tray on . A small selection of refreshments is provided. There is a small lamp by the bedside table, which you can move onto the desk. It was easy to connect to the free Wi-Fi which worked well. The downstairs room to the rear of the property is locked and appears to be private, the other three guest studios are all upstairs. I heard guests but nothing that disturbed me. The area is quiet but a short walk to the High Street which has takeaways and corner shops. It’s a 15-minute walk into Lincoln city centre. There are places to eat and drink before that such as the Ritz Wetherspoons, Caffé Nero, and Stack

Negative: The street is residents’ permits only so you can park overnight for free but not during the day. I don’t think this was clear from the advert. The duvet felt a bit thick for the summer months. With a large bay window, it was very bright and gets the sun quite a lot of the day so you need to keep the blinds closed to keep the heat out on a warm day (it was about 25°) Unfortunately, it’s only the lower middle panel that opens, so you can’t leave that open at night to get any fresh air in for safety reasons. Unfortunately, a fan wasn’t provided, but I always carry my own in the warmer weather. You’d need to bring your refreshments if you stayed for more than a couple of days. Please note there is no refrigerator in the room, nor is there access to a shared kitchen, unfortunately.
