The barn is on one level with polished stone floors, soaring beams overhead and benefits from wheelchair access. The focal point of this majestic barn is the exceptional living space which includes a fabulous kitchen and dining area that in turn leads to the equally impressive, light-filled living area. Adding to the wow factor are four spacious bedrooms, each with its own ensuite bathroom, two of which have fabulous clawfoot bathtubs. The fourth bedroom is fully accessible with an ensuite wet room. The interior of Groves Barn offers a real sense of place with original features visible throughout and a gentle palette of colours and soft furnishings. This is a wonderful place for family gatherings of all generations.
Groves Barn sits within its own enclosed courtyard with an expansive terrace, barbecue, and thatched breeze hut, perfect for sheltered evening drinks and dining. Forming part of the 120-acre Norton Grounds Farm you are surrounded by enchanting Cotswold countryside with sheep, horses, and chickens as your neighbours. Birds of prey including magnificent red kites can often be seen lazily circling on the thermals above. You'll find herbs and strawberries (in season) in your garden and around the farm, birdfeeders, bat boxes, beehives, and lots of flowers.Ground Floor
Entrance Hall:
The front door opens into a hallway which runs along one side of the barn, three of the four bedrooms are located here. There's a polished stone floor underfoot, a ‘muddy boots' tray along with coat hooks and a dog bowl if you have a thirsty four-legged friend with you. From the hall, there are two steps into the main living area of the barn.
Kitchen/Diner:
This vast space is the hub of Groves Barn and a spectacular area for sociable family gatherings. The original beams and roof trusses of the barn remain and are a fabulous focal point, ensuring a real sense of place. The farm-house style kitchen is well equipped with everything you could possibly need hidden away behind the pretty sage green units. The range-style cooker and gas hob plus a microwave and built-in oven mean there is plenty of cooking space and alongside the built-in, under counter fridge and freezer there is also a large freestanding fridge. Enjoy wonderful meals with your friends and family around the oak dining table, which seats eight comfortably before moving through the living room.
Living Room:
Flowing on from the kitchen-dining space, the light-filled living room is a delightful place to relax. Windows run the length of the room overlooking the courtyard and the countryside beyond. Two plump three-seater sofas and a four-seater sofa strewn with cushions and throws, sit around a large coffee table, perfectly placed for card games, epic monopoly battles or just placing your drink, whilst you catch up on your favourite shows on the large Smart TV. There's also a DVD player and a selection of DVDs in the TV unit, and a Bluetooth sound speaker. A large wall mirror reflects the beautiful countryside and side tables with reading lamps, create a warm and inviting space. This generously sized ensuite bathroom boasts a fabulous clawfoot bath and a separate shower cubicle with both rainfall and handheld showerheads. The frosted window to the side allows natural light and you'll also find a WC, handbasin and a wall mirror with a light and a shaver point.
Bedroom Two:
The second bedroom is a large room with twin wooden beds and views towards the rear of the barn. A small wooden chest of drawers is placed between the two beds and acts as a handy bedside table for water glasses and books, it's also furnished with two reading lamps.
